Apartment's in Houston typically use online application portals. One of the first question they will ask you is "How did you hear about us"?"

We need you to answer/select 'Apartment Locator', and If there's a spot, write in 713 APTS

📝  REQUIREMENTS

Apartments in Houston typically have similar requirements for their approval process. Let's go over them!

INCOME ✅

The first thing to consider is the income requirements for the particular unit or property you're applying for. We will let you know exactly what the landlord is looking for.

It's common for a landlord to ask that you earn 3X the rent. They will ask for income verification, such as pay stubs or a signed job offer letter.

Example:
Becky earns $3000/mo before taxes.
Becky divides her income by 3, which in this example equals $1000/mo.

BACKGROUND ✅

Apartments will run a background check on you, this check will search through any criminal charges or rental history issues such as a broken lease, lease debt, or evictions.

Let us know of any background issues.... some complexes have a zero tolerance policy and we don't wan't you to waste any money on applications that will just end up being denied.

Credit ✅

If your credit is 700+ you won't have any issues on this section.

650+ you will most likely be accepted

600-650 you will most likely be accepted, but potentially with a higher deposit.

If your credit is under 600, it's common to see one of the following happen:

a) application approved, but with a higher deposit

b) application approved, but with no specials (example, 1 month free)

c) application denied

Paystubs / Job Offer Letter

The apartments will ask for some form of income verification. Most of the time they want to see 2-3 of your recent paystubs, but in some cases, you can use a job offer letter. Occasionally, you can use a tax return.

The apartments will perform a credit check, so make sure you know your SSN!

Upfront Costs

When applying for an apartment in Houston, it's good to have the following on hand:
Application fee: Anywhere from $65-$200

Admin Fee: Anywhere from $0-$400

Security Deposit: Anywhere from $199 - One Months of rent

First months rent:
Most of the time, you will need to pay a full months of rent on the day you move in, regardless of what day it is in the month. You will pay the 'pro-rated' amount on the first of the second month, and then by the third month you are paying on the first as normal.

Ex. Becky moves into her apartment which costs $1000/mo. Her lease date starts on Aug. 15th.
On Aug 15th, she pays $1000
On Sep 1. she pays $500 (the amount from august)
On Oct 1. she pays $1000 as normal, and lives happily ever after
