INCOME ✅
The first thing to consider is the income requirements for the particular unit or property you're applying for. We will let you know exactly what the landlord is looking for.
It's common for a landlord to ask that you earn 3X the rent. They will ask for income verification, such as pay stubs or a signed job offer letter.
Example:
Becky earns $3000/mo before taxes.
Becky divides her income by 3, which in this example equals $1000/mo.
BACKGROUND ✅
Apartments will run a background check on you, this check will search through any criminal charges or rental history issues such as a broken lease, lease debt, or evictions.
Let us know of any background issues.... some complexes have a zero tolerance policy and we don't wan't you to waste any money on applications that will just end up being denied.
Credit ✅
If your credit is 700+ you won't have any issues on this section.
650+ you will most likely be accepted
600-650 you will most likely be accepted, but potentially with a higher deposit.
If your credit is under 600, it's common to see one of the following happen:
a) application approved, but with a higher deposit
b) application approved, but with no specials (example, 1 month free)
c) application denied
