How this actually works
You've read a program page before and walked away unsure what you'd actually get. So here's the money's whole path, in order. There's no fine print further down β this is the print.
Where the money comes from π΅
You lease. The community pays 713 APTS a referral commission for sending you β usually $500 to $1,500, roughly half a month's rent. Housewarming is a slice of that exact check. It isn't a marketing budget, and it isn't added to your rent.
Most communities pay us β not all
Most Houston communities pay a referral commission, and that's what funds this. A few don't. If a place you love is one of them, we'll tell you before you tour instead of after you sign β you can still lease it, there just wouldn't be a housewarming on that one.
Why it takes 30 to 90 days β³
Because we send what we've actually been paid, not what we're hoping for. Communities pay on their own calendar β accounting closes, invoices clear β and in Houston that's 30 to 90 days more often than not.
Nothing here is prepaid. We're not going to pretend otherwise on a landing page and explain it to you later.
A real payment, not a checkbox β
Your claim turns to "We got paid" when the commission is actually recorded on your lease β a dollar amount that landed, not somebody marking you done. That's the moment your gift card is real.
Thursdays, by hand π¬
Paid claims go into a weekly batch, and Hayden reviews every one by hand before anything leaves. Money never moves automatically here, on purpose β so if yours clears on a Friday, you're looking at the following Thursday at the earliest.
It's a gift card π
Not cash, not a check, not money off your rent. A gift card, sent to the email on your account. That's the form it takes and we're not dressing it up as something else.
We never send more than we were paid π
Tiers stack, but never past the commission that actually came in. That cap is why we can promise this out loud instead of quietly ending it in four months.
One housewarming per lease π‘
One set of gifts per signed lease, not per person. Moving in with roommates? It's one housewarming on that lease, and you tell us whose email it goes to.
If it doesn't come through π€
Sometimes a commission never arrives β the lease fell apart, the community had a different referral source on file, a claim doubled up. When that happens you get a real message from a real person telling you which one it was. No silence, no claim sitting at "pending" forever.
What it costs you
$0 to join Housewarming and $0 to claim any tier. No membership, no payment info, nothing to front.
There's one paid thing on this site and it's optional β a $125 Locator Deposit that books dedicated in-person showing days with an agent, and it comes back to you on the terms the deposit page lays out. You don't need it to search, tour, or collect a housewarming.
Not the same as your $125 deposit
Two different pots of money. Your $125 locator deposit is your own money coming back to you β the deposit page has the exact terms, and they haven't changed. Housewarming isn't a refund at all β it's a gift out of the commission the community pays us. Same 30β90 day clock, two separate arrivals. π§‘
Paid the deposit and leased with a founding spot in a moving month? Both things arrive on that clock β your deposit on the deposit page's terms, and your gift cards on top. Neither one cancels the other, so if you only see one, tell us.
Two different fifties, while we're at it β the $50 on the deposit page buys an extra showing block. The $50 here is a gift card after you lease. Nothing to do with each other.
The legal bit, in English
713 APTS is a licensed Texas real estate brokerage (South Real Estate and Contemporary Art LLC). Texas lets a broker share part of their commission with their own client β a rebate β as long as they say so plainly. So, plainly: your Housewarming gift card is a share of the referral commission the community pays us when you lease.
Nothing gets added to your rent, your application, or your deposit to pay for it. It comes out of our side of the deal, after the deal is done.
Gift cards are issued after the commission is received, capped at the commission actually paid on your lease, one housewarming per lease.

The fine print (kept short)
Okay, what's the catch?
The wait. Nothing is prepaid β your gift card goes out after the community's commission reaches us, usually 30β90 days after move-in, in a batch Hayden reviews on Thursdays. That's the honest downside, and it's the only one. No fee, no payment info, no obligation.
When do I actually get it?
After you move in, once the community pays us β typically 30β90 days. Then it goes into a Thursday batch and your gift card is sent. Your dashboard shows exactly which step you're on the whole time.
Why a gift card instead of cash?
Straight answer: it keeps us from ever promising money we haven't been paid. We fund this out of commissions that have already landed, not out of hope β and it goes out in a Thursday batch after yours clears.
What if I don't end up leasing?
Then there's no commission, so there's no housewarming β and there's nothing owed by you either. No stress. Your claim closes out and you're welcome to start again whenever you're ready to look.
What if the community has someone else down as my referral source?
That's exactly why we register you by email before you tour β logged, time-stamped, and a copy in your inbox the same day. If it still ends up listed another way, we sort it out with the office directly, not with you. And if it can't be sorted out, we tell you straight instead of leaving your claim hanging.
Can I get this and my $125 deposit back?
Yes, both. Your $125 is your own money coming back to you on the terms the deposit page lays out. Housewarming is separate and comes out of what the community pays us. Two different pots, and neither one reduces the other.
Is this instead of the locating help?
No, it's on top. The search, the tours, the guest card registration, an agent if you want one β all of it works the way it always has. Nothing about the service got smaller to pay for this.
What if I move myself, with a couple of friends and a Saturday?
Moving day is still yours. It's $150 toward the move however you do it β boxes, pizza for the friends, the first month that hit harder than you planned. No receipts and nothing to prove β we're not checking how you got the couch up the stairs.
Does every community pay you?
Most Houston communities do, and that's what funds this. A few don't. If a place you love is one of them, we'll tell you before you tour β you can still lease it, there just wouldn't be a housewarming on that one.
I'm signing with roommates. Do we each get one?
One housewarming per lease, not per person β so one set of gift cards, and you tell us whose email it goes to. Split the pizza however you want.
I already toured somewhere before I found you. Do I still count?
Depends on that one property β if you toured it on your own and they already have you on file another way, we probably can't be your referral source there. Happens all the time, no big deal. Anywhere you haven't toured yet is wide open, and there's a lot of Houston left. Ask us and we'll tell you honestly which is which.
